What’s happening now (last 3 months: Aug–Oct 2025)
$ / SF: $355/sf, flat YoY vs Aug–Oct 2024 (~$356/sf), and up +1.6% vs May–Jul 2025.
Days on Market: 25 days avg, up from 16 in May–Jul and sharply higher YoY (11 days a year ago).
Closed Sales: 108 in Aug–Oct (down from 124 in May–Jul; +12.5% YoY vs 96).
New Listings: 161 in Aug–Oct (down from 217 in May–Jul; +5% YoY vs 153).
Months of Supply: roughly 3.7 (flat vs May–Jul, but up from ~3.0 a year ago).
Active Listings (avg): ~119 the last 3 months (down from ~142 in May–Jul; +23% YoY).
Note the nuance: inventory is lower than summer, but MOS stayed level because absorption slowed slightly—buyers are taking more time to decide.
Year-to-date (Jan–Oct 2025)
Sales: 426 vs 404 in 2024 (+5%).
New Listings: 730 vs 726 in 2024 (flat).
$ / SF: $349/sf vs $346/sf in 2024 (+1%).
DOM: 23 vs 19 in 2024 (a bit slower).
Expireds: 83 vs 68 in 2024 (+22%), showing that overpricing is meeting more buyer pushback.

What it means for sellers
Price to today, not spring. With MOS around 3.7 and DOM rising to the mid-20s, buyers have a little breathing room again. Homes priced 3–5% over the market are tending to sit and then reduce.
Presentation drives results. Turnkey, well-updated homes continue to command premium $/sf. Basic prep—fresh paint, modern fixtures, tidy landscaping, and professional photography—still yields outsized returns.
Win the first 10 days. The best buyers see your listing right away. Align pricing and presentation before launch to capture that early window of attention.
Micro-market matters. Within Chamblee High School district, pockets near Brookhaven and Ashford Park remain the most competitive and achieve higher $/sf, while older or less-updated inventory in outer areas is moving more slowly.
Seller bottom line: It’s a balanced-to-light seller-leaning market. Well-prepared listings are still selling well, but stretch pricing and dated condition are being penalized more than last year.
